The plan of the extension or improvement to your home is the most critical and one that most people can instantly relate to. This will be part of the initial sketch design and will show you what can be achieved.


Obviously the more floor area the greater the building cost - so we have to be realistic and work within any financial limitations. Consider this before our meeting and have your ideas on overall size and any cost limitations ready. Other issues that will need consideration include;


* Do you have any existing plans for the property - including original specifications, building plans, site plans and location plans.
* Position of existing drainage.
* Position of existing bathroom/s and kitchen
* Ground levels
* Building lines at the front of the dwellings - both you and your neighbours
* The neighbours comments on what you want to do
* any new access to the road needed
